When the appraisal comes in low

Since 2024 lenders must offer a path to challenge a low or flawed appraisal. Almost nobody uses it, because building the case means assembling permits, receipts, documented improvements and measurements you no longer have.
Dexter has been holding them all along — and turns them into a written, evidence-backed ROV letter you can send.
Why it's worth the effort
Upgrades raise a valuation only when they're known and credited. Undocumented work — the weekend job, the cash-paid contractor, the improvement made years ago — is invisible at appraisal and at sale. That invisibility falls hardest on the people least likely to have kept the paperwork.

Why we built it
Undervaluation of homes in Black neighbourhoods is well documented — around $48,000 per home on average, an estimated $156 billion in lost equity, according to Brookings.
Gaps in information leave room for judgement, and judgement is where disparity takes hold. A verifiable record narrows that room. It won't fix appraisal on its own — but it changes what a homeowner can put on the table.
